Q. Where do I pay my rent?
A. Mail your check or money order to Coolidge Townhomes, PO Box 1834, Great
Bend, KS 67530 so that it arrives no later than the fifth of the month. If it arrives
after the fifth of the month, then it is considered late and substantial, additional
fees will apply.
Q. How often is the trash collected?
A. Trash is collected every Monday and Thursday morning. Early in the morning
or the night before,
move your dumpster to an area close to the street, taking care not block the drive
or sidewalk. After collection, return the dumpster to its place next to the building
between the garage doors.
Q. When is my trash collection fee due?
A. The $18 fee is due on the first of the following months: September, December,
March, and June.
Q. How many parking spaces do I have?
A. Two, one is in your garage and the other is the area immediately in front
of your garage. Parking any place else, except in the designated parking area, is
prohibited. This includes both you and your guests.
Q. May I paint my apartment?
A. Yes, but only with the same paint we use in all the apartments in this
complex. Caution! Please check with the manager before painting anything. If you
use the wrong paint, you may end up owing us to re-paint your unit to specification.
Q. There are bugs in my apartment. What should I do?
A. The exterior of your apartment is treated once each month. If a bug does
make it inside, it won't remain alive for long. We recommend you purchase a can
of Raid or similar product to treat the interior of your apartment. If you are experiencing
a serious infestation, please submit a Maintenance Request, or call our emergency
maintenance number.
Q. May I install a clothes line?
A. No, laundry lines strung outside or within the units are prohibited, even
temporary ones.
Q. Do I need to do any yard work?
A. No, unless you plant flowers in front of your apartment near your patio.
If you do, then you will need to keep that area free of grass and weeds. Otherwise,
just keep things out of the way around your building so we don't have a problem
when we mow and trim.
Q. Should I take any extra security precautions?
A. The complex is located in a safe and quiet neighborhood and generally
receives nightly patrols from the Great Bend Police Department. Also, it has one
of the best security lighting systems in the city. Always let the manager know if
you plan to be away for an extended period of time, and keep your garage door closed
except when entering or exiting.
Q. May I wash my car in the driveway?
A. No. You may not wash or repair cars or similar vehicles in the driveway,
or any other place on the property.
Q. I am having a problem with a neighbor. What should I do?
A. Send an e-mail to the manager outlining the problem, dates of occurrence,
and person(s) involved. Within 72 hours, the manager will investigate the complaint
to determine the factual elements and decide the best approach to deal with the
grievance. If you are unable to send an e-mail, then write it down neatly and be
sure to sign and date it before mailing it to our post office box. Issues considered
as an emergency or life threatening should be addressed to the Police by calling
911.
Q. How often should I change my AC/Furnace filter?
A. Generally once each month, especially if your air or heat has been running
frequently due to very hot or very cold weather.
Q. Is the complex locally owned?
A. No, but it is locally managed by an employee of Continental Management
Company of Topeka. Local contractors are used as necessary in almost all situations
and equipment and supplies are purchased here in the Golden Belt as much as possible.
Currently, this is the only property we manage in Great Bend, however we do manage
numerous other properties throughout Kansas as well as some properties in Texas.
Q. Do you provide snow removal?
A. Yes, for the street and driveway. You are responsible for the short walk
to your front door.
